Qowner provides a service for partial real estate acquisition starting from €50,000. We handle all aspects related to property selection, analysis, and purchase. All transactions and subsequent management are facilitated through our digital platform. Real estate transactions in Cyprus are conducted in partnership with the Realdeal real estate agency.

Currently, you can acquire a share in residential properties:

  • Completed properties ready for long-term rental
  • Completed properties ready for short-term rental

  • Off-plan properties, which are planned for future construction

Yes, you are a co-owner in a joint purchase deal. The property is registered under a legal entity, and you acquire a share in this company. By purchasing this share, you become a shareholder and, therefore, a proportional owner of the property.

  • If you have purchased a share in a property under construction, once it is completed, you can sell it along with other co-owners (including through Qowner) – the proceeds will be distributed according to ownership shares.
  • In a ready-to-use property, you can reside in it for a period proportional to your ownership share each year. Alternatively, you can rent out the property through our management company. We will handle all the tasks related to the property, while you receive dividends.

We divide the property into 10 shares. Accordingly, you can purchase from 1/10 of the property depending on your budget – 3/10 or 6/10.

Yes, if you like a property from our pool, you can buy it entirely – we won’t restrict you from doing so. In this case, the costs of purchasing the property may be lower.

At the off-plan stage, you have the opportunity to invest in a property at an early stage – during the design phase. You become the owner of a legal entity that enters into a contract with the developer, which obligates them to build the specified property, just as if you were purchasing entire property.

You contact our manager regarding the property you are interested in, where we provide detailed information about the property and the terms of participation. If everything suits you, you confirm your interest by making a deposit of €500, which will be credited towards the transaction.

If not enough co-buyers are interested in a specific property and it is purchased entirely by someone else, you can choose another property. If no other property suits you, your deposit can be refunded.

The price of the property share includes:

  • Your proportionate share of the property’s cost
  • Purchase-related expenses
  • Costs of establishing the legal entity
  • Consultancy fees
  • (Optional) Interior design, including furniture, equipment, and accessories
  • (Optional) High-quality household items, kitchenware, and appliances

You can sell your share at any time. You can do this independently or through our Qowner platform – another community member or co-owner of your property might want to buy your share.

If all co-owners decide to sell the property entirely, we will list it for sale. After the transaction, the proceeds will be distributed according to your ownership share.

Yes, of course. We don’t limit you to our own properties—you can find any property on the market, and we’ll organize a joint purchase for you, with the option for ongoing management afterward.

As a share owner, you enter into a management contract with our management company, under which the property is rented out during periods not used by the co-owners. Rental income is first used to cover management and maintenance costs, with the remaining amount distributed among the owners according to their shares and unused days.

You can do this in the owners’ personal account. There’s no need to coordinate with other owners – all bookings are made via an open calendar. You can book your stay at any available time in the calendar – from two weeks to a year in advance.
